Tech Friendly Office Building Announced in Allen Next to New Mutts Canine Cantina in the Watters Creek District

March 5, 2020 – Heady Investments announced the development of a new 105,000 SF, Class A office building at the northwest corner of U.S. 75 and Montgomery Parkway today. The facility called Allen Tech Hub, is located in the Watters Creek district and part of the Watters Creek at Montgomery Farm mixed-use development center in Allen, Texas.

The speculative 4-story office project was designed to appeal to users in the technology industry, with 25,000 SF floor plates, 90% garage covered parking on each side of the building, a conference center, tenant lounge and fitness center. Architectural services are provided by ANPH and Corinne Mitchell of Heady Investments will handle construction management. The general contractor for the project will be Henry Building and Engineering. Sayres Heady and Mark Lewis with Heady Investments will lead the leasing efforts.

“We are excited to do our first spec office building in the Watters Creek District in Allen,” said Randy Heady, founder of Heady Investments.  “This project has more existing walkable amenities than any of our previous 2,500,000 SF office developments in Dallas, Las Colinas, Richardson, Frisco or Plano and that is just one reason why we are thrilled to build in Allen.”

The Watters Creek District is an ideal location for tech companies in search of the “live, work, play” atmosphere.  Allen Tech Hub is within walking distance to over 50 shops and restaurants and will be adjacent to the new Mutts Canine Cantina at Watters Creek, an outdoor restaurant, dog park and beer garden scheduled to open late 2020. The outstanding Central Expressway visibility will yield exceptional signage opportunities.

“The energy in Allen around Watters Creek is exactly what our tenants have been looking for,” said Mitchell. “Great connectivity, walkability, and an environment you actually want to work in and be a part of are all great selling points.”

The Watters Creek District will contain over 1 million SF of office space and is home to numerous urban lofts throughout the property. A creek-side village green in the center of the development connects to regional bike trails.

“Allen has seen a recent surge in interest from technology companies looking for a home – from fin-tech to video game development to cybersecurity,” said Daniel Bowman, CEO of the Allen Economic Development Corporation. “Having a Class A tech building nestled into the walkable Watters Creek district and directly adjacent to the new Mutts Canine Cantina creates an ideal home for employees of these next generation tech firms.”
